The best way to minimise the pressure is to employ the services of an experienced and professional local estate agent. Draw up a shortlist of several agents, including your local BAXTER estate agent, and invite them to carry out a market appraisal of your property. Whilst they are there, ask the agents how long they have been working in the local area; enquire about properties they have recently sold that are similar to yours, and perhaps most importantly, ask them about the marketing and advertising package that they can offer you.
